Property Acquisition
333 Bush Street | San Francisco
Grant successfully negotiated the purchase of a premier office building site in San Francisco's financial district for Campeau Corporation, acquiring it for $27 million. Through strategic acquisitions and leveraging Transferable Development Rights, he assembled a development site approved for a floor area ratio (FAR) of 18:1. This pioneering project, featuring a 42-story tower with luxury residential condominiums atop a 500,000 square foot office tower, set a precedent as one of California's first vertical mixed-use developments. Grant's leadership in recruiting and guiding the project team ensured its successful design, construction, and leasing, all achieved at a land cost significantly lower than comparable projects in San Francisco at the time.

Limelight Hotel | Mammoth Lakes
In 2019, after an extensive marketing effort, Grant was successful in selling a 7-acre development site in Mammoth Lakes, California, to an affiliate of the Aspen Skiing Company. The new owner plans to build a 151-room Limelite Hotel and 15 luxury residences on the property, located immediately adjacent to Mammoth Mountain’s Village Gondola station. This will be the fourth Limelite Hotel to be opened in a year-round mountain resort location. The opening is planned for early 2025.

Hayes Mansion Conference Resort
The City of San Jose acquired ownership of the Hayes Mansion, a magnificent residence, built in 1905 by a prominent local family, with more than 60 rooms and a place on the National Register of Historic Places. It had been vacant for nearly a decade when we proposed to fully restore the property and convert it to a conference center. With three phases of renovation and expansion, over 8 years, the Hayes Mansion ultimately housed 220 hotel rooms and suites, 18 dedicated meeting rooms, three restaurants and a full spa; it became the premier corporate conference center in Northern California. The City made the property available under a long term, participating ground lease and provided nearly 90% of the required funding through a series of municipal bond offerings. Grant negotiated both the land lease acquisition and financing arrangements on behalf of Network Conference Company.
